Daylet matches your property to comparable listings by location, property type, bedrooms and guest capacity, then multiplies the median daily rate by median occupancy across a full year. The market data comes from real Airbnb and Booking.com listings, not survey estimates.
Is this a gross or net income figure?▼
Gross. The estimate shows revenue before cleaning costs, platform fees, taxes and other running costs — it's what guests pay, not what you keep. Subtract your own costs to get a profit figure; they vary too much by property to estimate here.
How accurate is the estimate?▼
Accuracy depends on how many comparable listings Daylet found for your area — shown as a confidence score with every result. A city with hundreds of similar listings gives a tighter estimate than a rural area with only a handful. Treat the figure as a starting point: your own pricing, photos and reviews still move the real number.
